Product information
RoofPro Flexypol is a solvent based acrylic coating, incorporating synthetic fibres and is designed specifically for the long term maintenance of domestic and industrial roofs.
- Store in a cool, dry place away from sources of ignition or naked flames. Minimum shelf life of 12 months in unopened, sealed containers
- Flammable liquid & vapour. Keep away from heat, hot surfaces, sparks open flames & other ignition sources. Do not breathe vapour. Do not breathe spray or mist. Toxic to aqautic life. Repeated exposure may cause skin dryness or cracking.
- Instructions for use: Stir vigorously, for at least two minutes, before use. This will ensure that fibres etc. that have fallen to the bottom of the tin (particularly if it has been stored in a warm place) are well dispersed back into the mixture; there should be a noticeable thickening and increase in resistance. Fibres should also be visible on the surface of the coating

Does what it says on the tin!
I bought this a month ago! good product does the job, my garage roof is water tight, prep is key be sure to remove any dust or organic materials! it contains epoxy fibres to strengthen any cracks or crevices it also dries very quick I will use this product again! I'd give five stars but it took a while by brush other than that it's gtreat

Can even be used in rain. Great for flat roof waterproofing and emergency repairs.

Good sealer
Good sealer for my 11.5 × 5.5 concrete shed roof , just follow instructions, I kept this at room temperature before use , stir well for two minutes, don't try to paint this on ,use the paint brush more of a spreader , definitely works well if used correctly 😎👍

Don't apply if you're tin is dented
I applied this to my large shed after click and collect from store.Two of the tins were dented,when applying the damaged tins were not pliable where air had got into tin.Ot has left a very poor finish to roof

Easy, Coats good, tips. Needs to be lots cheaper.
Commenting cos I saw someone write a review "EXTREMELY BAD, Clumps To Lumps Of Fluff." Blah Blah. That concerned me as I'd already bought a large tin. I was further concerned when I opened the tin, as it didn't look good. TIP, if using power mixer, use a "variable speed" drill/screwdriver, one speed is much more likely to send the goop flying from the stem. Keep cleaning it off mixer stem with a putty knife. Anyway, once applying it, it was, as expected, great. If you're having a fluff problem it means you're applying this wrong. This is essentially a watered down mastic, so you're using your brush as a trowel, not a brush. If you're a meanie trying to make the paint go further, you're applying it wrong, and the finished job won't last or won't solve the problem. You need to put this on thick, and when you do, it's obvious that this will work. I obviously don't have the results yet, it's a nice thick layer, the only potential issue I can think of is that regular trowel-on thick mastic can move in the sun and pinholes holes appear etc. Maybe the fibres aid in minimizing that? I'm thinking of giving the critical areas a second coat, which would make the fix bulletproof.

EXTREMELY BAD !!
Clumps into unsightly looking LUMPS OF FLUFF !! Then very difficult to remove, rectify and repair the damage done. (Does not stop leaks as stated). Not fit for purpose.l !!
