RoofPro Flexypol is a solvent based acrylic coating, incorporating synthetic fibres and is designed specifically for the long term maintenance of domestic and industrial roofs.
- Store in a cool, dry place away from sources of ignition or naked flames. Minimum shelf life of 12 months in unopened, sealed containers
- Flammable liquid & vapour. Keep away from heat, hot surfaces, sparks open flames & other ignition sources. Do not breathe vapour. Do not breathe spray or mist. Toxic to aqautic life. Repeated exposure may cause skin dryness or cracking.
- Instructions for use: Stir vigorously, for at least two minutes, before use. This will ensure that fibres etc. that have fallen to the bottom of the tin (particularly if it has been stored in a warm place) are well dispersed back into the mixture; there should be a noticeable thickening and increase in resistance. Fibres should also be visible on the surface of the coating

I bought 3 weeks ago for a leaking lean to roof. It was easy to apply and seems to have worked, no leaks yet😀

Just the job!
Used this to seal my shed roof. Read the previous very helpful review and followed those instructions with regard to stirring well and 'spreading' the product. Painted the joins on the shed roof first, checked there were no leaks, then followed up with a coat all over. Used best part of two x 5l tins on pitched 10'x12' roof. The silver grey looks good and the roof is now nicely sealed. Much cheaper than new felt!

Would use again
Bought last month, now applied. Chose the grey to cover existing black and make sure entire roof covered. Easy to apply (used brush), great coverage, fairly even finish, minor leak taken care of and it looks great! Rated a four only because not sure if it will crack like previous product. Just throw the brush away not worth your time to clean it

Flat roof sealant
Bought 2 cans 6 weeks ago. The product was easy to apply to prepared flat roof. Went on with ease and coverage was satisfactory. Bought the grey and looks aesthetically very pleasing. Mainly it made my roof watertight.

Terrible quality
Bought products similar to this a hundred times and from B&Q BUT this replacement from store is terrible, it's just full of lumps and not near as good quality as the product it replaced. Only use this as a last resort.

Flexepol prduct
Used by roofing company to go over torch on felt in valley gutter for extra protection back in February tried to go onto valley in August,hot day, still not properly dry, feet where making foot prints in the Flexipol,really worried where this going to leave me. Do not recommend this product

Disappointed
Not fit for purpose. Will leave you flat roof covered in fiberouse lumps and bumps. An unsightly mess. The last quarter of can is usually unusable.
