Thompson's 10 Year Roof Seal flexes with the natural movement of the roof for a long lasting repair, outperforming traditional bitumen paint. The fast acting formula is rainproof in just 6 hours.

- Instructions for use: On cold, damp days drying and re-coat times will take longer, so for best results, use on a dry day above 10C. Give the tin a really good stir before & during use. You can apply this using a brush, roller or soft broom whichever you prefer. Apply in long, smooth strokes over the area of repair. Wait 6 hours before putting on a second coat.

Disappointed
Bought this product 3 years ago and the paint on my roof is bubbling and over, doesn't last any where near 10 years

It works!
My flat bathroom roof was leaking. I cleaned off the gravel and the moss that had accumulated over the years and found the roofing felt to be quite damaged with lots of bubbles. Couldn't get all the gravel off as some of it had become embedded in the felt. I followed the instructions and split the bubbles and tried to press them down a bit. I applied two coats of the roof seal and so far there are no leaks. I will soon apply another coat just to make sure; and would be quite happy to re-coat every five years or so to keep making sure. Be generous with it. At first I was applying like paint which is not the way to do it. And use it as a filler where there are splits. As it is water based, the rain might wash it off eventually over many years. Will have to wait and see. But so far, as long as I keep an eye on it and no leaks, the roof seal has definitely saved me a lot of money. Gave me a good feeling to get it done as I knew the roof was going to leak at some point soon.

Can't recommend
Been sealing flat roofs for Years, using tried and trusted products , this was on offer in my local B&Q with 15% off thought would give it a try. 1st issue Tin stated Black when applied it was Grey, even after it dried after a day it was still Grey, think there was a colour mix up in the plant. 2nd issue, applied as per instructions, warm day all prep work done two coats as advised . 4 days later it rained and the roof leaked on top of this part of the application washed away ? this was applied to a three year old roofing felt roof that was in a stable condition. I have decided to go back to the product I trust , more fool me for being tempted to use it

Does what it says
Easy to use, good coverage, cleans up with detergent and water, gives smart, fully waterproof finish. Having worked first coat in with brush, second coat much quicker with roller. Only one week old so cannot comment on long term properties, but very pleased so far.

Shed Roof Sealing
This product is excellent at what it is supposed to do but only if you apply it correctly and allow time between coats. It needs to be applied quite thickly and quickly to aid curing process but lasts for years.

appears good
looks like it will do the job, first coat took a lot of paint as i couldn't remove all the chippings and was hard work getting a good covering. second coat went on much better. looks good and judging by the paint on my jeans it will remain flexible and waterproof for years. but only time will tell. perhaps i can do another review in 9-10 years
